Freehold Property is the only land type that can be purchased outright by non-residents. There is no timeframe on the ownership of Freehold and so, it is often regarded as the most secure tenure. Freehold property can be bought and sold freely in most areas of Fiji. Only about 8% of all land in Fiji is freehold. In Fiji freehold or land tenure is via a Torrens title land-registration system with the title guaranteed constitutionally by the State.

Seashell Beach Estate is all Freehold land. It is not located within a city or town boundary and there are no restrictions on the sale of this land to non-citizens.

As a non-citizen you can buy freehold land in most areas in Fiji. There are only restrictions on the purchase of freehold property by non-citizens in urban areas of Fiji as outlined in Fiji’s new Land Sales (Amendment) Act 2014 which prohibits the sale of freehold and crown residential property to non-citizens within the boundaries of Cities and Towns.

If purchasing vacant freehold land non-citizens are required to build a new home on the land costing no less than FJD $250,000 within 2 years of purchasing the property. You also need to register with Fiji Revenue and Customs Authority (FRCA) for tax purposes.

The extensive dune system covers a 650 hectare area. An exciting feature of the sand dunes for our surfers is the shore breaks stretching the full 7kms along the coastline West of Sigatoka. There are waves along the entire stretch however the river mouth bank is most consistent with long barrelling left-handers and ofter short punchy rights available.  
Of course you can venture up to the world famous Cloud Break surf at Tavarua Island, where you'll find some of the best surfing in the Southern Hemisphere.

Water Sports & Fishing

Miles of shoreline and close proximity to the Sigatoka River means that water sports are abundant on the Coral Coast. From snorkeling or diving around coral reefs to fast-paced jet boat safaris on the river.
Fiji is paradise for big game fisherman hosting a huge variety of fish species not only in the deep, but off the shores of Seashell Beach Estate. Try your luck and you might snag a tuna, wahoo, mahi mahi or chase the majestic blue and black marlin.
